Hardest Time to Sell a House in Onslow County
By Carroll Harrod · Salt & Soil Realty Group

If you look only at closing metrics in Onslow County, January and February look like the worst months to sell. Across five years of MLS data (September 2021 through August 2026), January averaged just 324 closed sales—the lowest of any month—while February averaged 360. February also recorded the longest market time (53.9 cumulative days on market) and the lowest sale-to-original-list-price ratio (98.02%).
Sellers control the listing date, not the closing month. Work backward through listing, contract, and closing, and the real problem is not a January or February list date. It is launching in late fall and around the holidays.
Salt & Soil Realty Group is a real estate brokerage, not an appraiser. If orders, a job, or a family deadline force a winter sale, price and condition still matter more than the month on the calendar.

Work backward from winter closings
Closing stats describe past decisions. Trace January and February sales through a normal escrow and you can see when those listings went live:
- February closings averaged 53.9 CDOM. Add a common ~30-day contract-to-close window and the listing date sits about 84 days earlier—November or December.
- January closings averaged 46.6 CDOM. Add ~30 days for closing (~77 days total), and many January deals started as October or November listings.
The weakest closing statistics of the year come from listings that entered the market in late fall and the holiday season.
The holiday squeeze: a smaller audience
A Thanksgiving or Christmas launch runs into buyer distraction. Travel, family events, and year-end schedules pull people out of the market.
Sellers pull back too. December averaged just 324 new listings, the lowest intake of the year. Less competing inventory only helps if demand stays strong. In late fall, buyer activity drops faster than inventory shrinks. Fewer showings, longer waits for offers, and a climbing day count follow.
Why stale days on market get expensive
In Onslow County, once a listing passes about 30 days active, buyers start asking what is wrong with the house or the price. A late-November listing can hit January with 40-plus days on market simply because people were busy in December.
When an overpriced late-fall listing sits through December and takes a cut in January, buyers read it as a stale listing with a motivated seller. That accumulated time hands them leverage—and it shows up in February’s 98.02% sale-to-list ratio.

If you can wait vs. if you have to sell
If you have flexibility: Avoid launching between Thanksgiving and Christmas. Use winter for repairs, decluttering, paint, and staging. Aim for the March-to-early-April window, ahead of peak spring inventory. See the best time to list a house in Onslow County.
If you must sell in late fall: Military orders, job transfers, and personal timelines do not follow a seasonal chart. Holiday buyers who are still touring are often highly motivated—relocation deadlines and lease endings. Price accurately on day one, make showings easy, and present the home turn-key so the smaller pool can say yes.
PCS sellers who need a January or February closing should treat pricing as the main lever. The calendar will not create extra buyers.
Frequently Asked Questions

January and February are the weakest closing months (324 and 360 sales on average). The harder listing window is late fall through the holidays. Many of those winter closings started as October–December listings.
Only if you have to. Buyer attention drops, December new listings average just 324, and leftover day counts follow you into January. If you can wait, prep in winter and launch in March or early April.
Yes. Holiday and winter buyers who remain in the market are often on a deadline too. Price correctly from day one, keep the house easy to show, and do not test an optimistic number through December.
